14 ROC Miami Reaches Major Sales Milestone and Construction Begins on Site
14 ROC is a 32-story residential tower under development at 125 NE 14th Street in Downtown Miami. Developed by GFO Investments, the project is located at the edge of the Signature District, adjacent to major infrastructure and civic projects including the Adrienne Arsht Performing Arts Center, the Brightline station, and the planned Underdeck — a 33-acre public park beneath the Signature Bridge scheduled for completion in 2028.
The project is designed by RSP Architects, with interior architecture and FF&E by MAWD, and landscape design by Urban Robot Associates. Sales are led by Cervera Real Estate.
The building takes its name from its base, which is formed as a sculptural, rock-like volume that grounds the tower at street level before it transitions upward into the residential structure.

Key Milestones for the New Development
In May 2026, 14 ROC broke ground and surpassed 50 percent sold while still in pre-construction. The start of construction marks the project’s transition into active delivery, as sales momentum continues alongside work now underway on site.
Sales activity has remained consistent since launch in July 2024, building through 2025 as the project moved through its early phases and converted initial reservations into contracts. Demand has been supported not only by the building’s central Downtown Miami location and short-term rental flexibility, but also by its design positioning, which differentiates it within the market.
The project’s identity is defined by its sculptural base and amenity-led program, with interiors by MAWD informed by experience in private members’ clubs and superyacht environments. This approach carries through the building, where shared spaces are conceived with a hospitality sensibility and residences are delivered fully furnished as part of the overall FF&E package. Together, these elements have contributed to sustained buyer interest in the project as it moves into construction.

MAWD's Approach to Designing 14 ROC
MAWD’s approach to 14 ROC draws on the studio’s experience in private members’ clubs and superyacht environments, where interiors are shaped around use, atmosphere, and service rather than purely residential typology.
This perspective informs the organization of the building’s shared spaces, which are treated as a connected sequence of amenity environments rather than standalone programmatic rooms. At street level, the lobby is defined by a hand-carved stone reception desk and operates as an extension of the exterior environment, with a direct relationship to the surrounding urban context.
Across the amenity spaces, a hospitality-led approach is maintained throughout. The co-working lounge is arranged around a central sculptural island with an integrated espresso tap, while other shared areas are designed to support both social and private use within a single residential setting.
Materials are warm and tactile, with a restrained palette that references Miami’s natural tones rather than a more decorative or high-contrast visual language. The interiors extend into approximately 25,000 square feet of amenity space, including a rooftop pool, fitness and wellness facilities, entertainment rooms, and family-oriented spaces.
All residences are delivered fully furnished as part of the FF&E scope, extending the interior language into the private units and maintaining consistency between shared and private environments.
