A Gold Key Award Winning Project

For each distinct Coterie project, MAWD developed a bespoke design profile to compliment both location and audience. For Hudson Yards, MAWD created a profile based on subtle and classic tones, with a muted color palette and bold design statements throughout.

Rich in hospitality-inspired luxury, the project’s materials are layered for warmth, with an abundance of classic finishes such as marble and quartz. Elevated design details include leather-wrapped handrails on each residential corridor to enhance comfort and safety. Sentimental elements including “memory boxes” have been placed outside of each assisted living unit, which allows residents to place personal treasures and family photos adjacent to their door, ensuring units are recognizable and representative.

The expertly placed Manhattan residence provides discerning clients with the opportunity to experience New York’s leading cultural, commercial, and gastronomic offerings. Reflecting both the neighborhood and the active lifestyles of Coterie’s residents, the highly amenitized and program-driven interiors set the foundation for social interaction, community programming, and learning opportunities throughout the day.

The project's elegance was matched with 24/7 programming and amenities.
But this is still luxury living: Residents will have access to a restaurant and bakery, a private gym, and a salon operated by Oscar Blandi. And the interiors come courtesy of red-hot British design duo March & White, who made over everything from London’s ultra-exclusive Devonshire Club. The pair’s goal, Elliot March said in a statement, was to create a space that mirrored the most distinguished five-star hotels.

Design for Social Programming

For the project, MAWD was tasked with designing interiors that were supportive of 24/7 programming, care, and social activity. Highlights from Coterie’s amenity offerings include an activity room that opens into an industrial grade kitchen (for baking classes and cooking demonstrations). Additional programming and amenity spaces include a gym with an adjoining yoga room, library, cinema with plush (and resident tested) lounge chairs, and an envy-worthy bar that boasts stunning design details, while being fully accessible to those in wheelchairs. To ensure accessibility, MAWD lowered the traditional bar height, and replaced the classic bar stool with stable, upholstered seating. All adjustments were made while adhering to exceptional design standards through material choice, composition, and craftsmanship.

Experience Centric Design

MAWD approaches every project through the studio’s unique Experience-Centric Design Process (EXCD), which places the end-user at the center of the designer’s work. Before presenting any design concepts for the Coterie brand, MAWD spent over six months visiting later-life living residences across the country. For Coterie Hudson Yards, the MAWD team went beyond audience profiles alone, building out distinct ‘personas’ that represent a highly discerning set of residents who have spent their lives in global cities, and who strive for continued access to meaningful experiences.

As such, MAWD worked to leverage intentional design choices to support meaningful experiences throughout the day.

Hospitality-inspired dining experiences

Each of the dining spaces at Coterie Hudson Yards has been designed for a particular time of day, whether it be breakfast in the café, dinner in the restaurant, or an evening apéritif in the Piano Lounge.

However, what ties all of the residence's dining areas together, is the focus on experience. One example includes an open industrial kitchen adjacent to the main dining room. The open kitchen provides a window into the behind-the-scenes action, while a visible plating station makes everyday meals feel more akin to a celebration.
