Mandarin Oriental Residences Fifth Avenue
A True Turn‑Key Experience in an Art Deco Landmark
As the interior design studio behind the Mandarin Oriental Residences Fifth Avenue, MAWD is proud to share our work on this historic, and newly reimagined Art Deco landmark. Our role encompassed crafting residents’ daily life—from private dwellings to luxurious shared spaces and world-class amenity floors.
MAWD worked to seamlessly blend the pulse and authenticity of New York with the values and expectations of the iconic Mandarin Oriental brand. To achieve this, the design language that unites all of these spaces is warm, tactile, and composed. MAWD drew on a palette of layered natural materials—stone, wood, and bronze—enhanced by the glow of curated lighting. Intimate niches, plush custom seating, and a consistent use of calm, muted tones create an atmosphere that is elegant, understated, and always inviting. Each space was carefully crafted not just to impress, but to soothe—to feel like an extension of home, elevated by the polish of five-star service.
As the demand for curated, service-rich living environments grows, the standalone branded residence model is poised to thrive. Buyers today seek more than just luxury—they seek a brand that aligns with their values, a name they trust, and an experience that seamlessly integrates into their way of life. With this evolution, branded residences are no longer just an extension of a hotel—they are a definitive lifestyle choice, a permanent expression of the world’s most coveted hospitality experiences.
Amenity and Service Integration
MAWD’s design extended across the residential units and amenity spaces at the Mandarin Oriental Residences Fifth Avenue, with each space conceived to foster both connection and calm. The experience begins in the residential lobby, where soaring 15-foot limestone-clad ceilings are anchored by a custom sculptural fireplace—an artful welcome that signals the tone of refinement throughout.
On the amenity floors, Boulud Privé offers a private dining concept by acclaimed chef Daniel Boulud. This full-floor indoor-outdoor restaurant flows seamlessly into a residents-only lounge, bar, and a rooftop terrace with cabanas—offering uninterrupted views of Fifth Avenue and Central Park. It’s a sophisticated gathering place that blurs the line between home and high-end hospitality.
Above, the rooftop pool and lounge space serves as a true rarity: the only residential rooftop pool on Fifth Avenue. Surrounded by full-service cabanas and complemented by a bar, lounge, and barista-level breakfast service, it creates a resort-like atmosphere perched above the city.
Seamless Lifestyle Design
Wellness is equally prioritized, with a holistic spa and fitness level that includes a private salon, serene treatment rooms, a steam room, sauna, yoga studio, and a Technogym-equipped fitness center. These spaces are designed to serve both physical health and mental well-being, offering quietude and care in a private, residents-only setting.
Residential Units
MAWD conceived each of the 65 fully furnished residences at the Mandarin Oriental Residences Fifth Avenue as complete, turn-key sanctuaries—meticulously designed to provide effortless luxury from the moment of arrival. The architectural language of each home is defined by refined materiality and thoughtful detail. European five-inch white oak chevron floors with subtle bronze inlays ground the spaces with quiet elegance, while cove ceilings with integrated lighting, silk-weave wall coverings, and French doors opening to Juliet or full balconies that elevate the atmosphere with softness and sophistication.
Each residence features custom Molteni&C kitchens, outfitted with marble countertops, bronze mirror backsplashes, and galvanized gold fixtures. Bathrooms continue the narrative of indulgence, wrapped in French vanilla marble with heated floors, limestone steam showers, soaking tubs, and sleek undermount sinks—transforming everyday rituals into spa-like experiences.
Throughout these residences, MAWD struck a precise balance between tailored minimalism and tactile richness. Crisp lines meet plush textures, while soft metallics and muted tones offer a sense of calm sophistication. The result is a living environment that delivers all the elegance and ease of five-star service. Each home is complete upon entry—no furnishing, no staging, no styling required. Just an invitation to live.
