An Iconic Two-Tower Residential Development Located at the Intersection of the Chicago River and Lake Michigan

400 Lake Shore Drive brings a new architectural landmark to Chicago’s lakefront, where the Chicago River meets Lake Michigan. Designed by Skidmore, Owings & Merrill, the 72-story tower draws on the city’s architectural heritage, reinterpreting the iconic Chicago Window through a contemporary glass façade.

The design language for this project draws subtly from Chicago's architectural heritage through symmetry, proportion and reinterpreted classical detailing. Panelled walls, framed openings and carefully composed furniture groupings give the interiors a strong architectural structure, while sculptural lighting, contemporary furnishings and layered textures bring a distinctly modern character.

Located on the last waterfront site where Lake Michigan meets the Chicago River, this development is anchored by two towers surrounded by public green space that will complete Founder’s Way on the River and DuSable Park, as well as provide much needed affordable housing for The City.

Framing the Chicago Landscape

At 400 Lake Shore Drive, MAWD's interior design is conceived in direct response to one of Chicago's most exceptional settings, where Lake Michigan meets the Chicago River. The architecture's floor-to-ceiling glass bays create an expansive relationship with the waterfront, and the interiors are designed to enhance rather than compete with that outlook.

Throughout the shared spaces, MAWD uses architectural detailing, materiality and furniture placement to establish a considered relationship between the interior and the view. Rich timber, stone, textured wall treatments and tailored upholstery introduce warmth against the expansive glazing, while darker elements create depth and definition within the open volumes.

Amenity Spaces at 400 Lake Shore Drive

MAWD developed a connected sequence of environments designed to support different forms of daily life, from working and socializing to relaxing and entertaining. Across these spaces, MAWD combines warm timber, stone, patterned surfaces and upholstered furniture with carefully articulated architectural elements.

The lounge is organized around generous, sculptural seating, with curved forms and layered upholstery creating softer moments within the larger room. Darker timber and architectural framing provide contrast, while decorative lighting introduces a more residential scale and atmosphere.

In the clubroom, a more tailored material palette and strong linear elements give the space a sense of permanence. Integrated shelving, a substantial communal table and individual lounge seating create a range of settings for gathering. The use of darker finishes against the expansive glazing also creates a deliberate contrast between the interior and the bright landscape beyond.
